Property Accountant – Yardi Voyager | Commercial Real Estate

RESPONSIBILITIES

• You will support month-end, quarter-end, and year-end closing activities, ensuring accurate and timely financial reporting.
• You will assist with cash flow analysis, annual budget planning, and periodic financial reviews.
• You will contribute to updating accounting policies and procedures to strengthen internal controls and improve accounting processes.

• You will prepare monthly balance sheet reconciliations in Excel, maintaining complete supporting documentation and audit trails.
• You will analyze quarterly balance sheets, profit and loss statements, and variance reports, identifying discrepancies and unusual movements.
• You will process intercompany settlements and account for Ramp expense charges.
• You will investigate reconciliation differences and coordinate with relevant stakeholders to ensure timely resolution.

• You will independently manage the annual CAM reconciliation cycle, from recovery pool setup and expense allocation through tenant billing and collection.
• You will manage monthly CAM estimate billings and make necessary adjustments as property budgets and operating expenses change.
• You will prepare year-end CAM reconciliations in Yardi and validate the results through independent manual reconciliations in Excel.
• You will interpret lease provisions and ensure accurate application of tenant recovery terms, expense allocations, and billing calculations.

• You will configure lease recovery terms in Yardi, including NNN, modified gross, base year, expense stops, pro rata share, gross-up provisions, caps and floors, administrative fees, and expense exclusions.
• You will establish CAM, property tax, and insurance recovery pools, map relevant general ledger accounts, and identify non-recoverable expenses.
• You will maintain property area and occupancy data and configure or revise monthly tenant recovery estimates.
• You will execute CAM Recovery Reconciliation processes, review exception reports, investigate discrepancies, and post necessary year-end true-ups.

• You will support accounting for construction and development entities, including construction-in-progress (CIP) tracking and capitalization of hard costs, soft costs, and capitalized interest.
• You will prepare and review monthly loan draw packages, including budget-to-actual reports, cost-to-complete reports, contractor pay applications (AIA G702/G703), change orders, retainage, and lien waivers.
• You will coordinate construction draw activities with lenders, title companies, contractors, and internal project teams.
• You will leverage familiarity with Yardi job cost or construction modules to support project-level accounting and reporting.

QUALIFICATIONS AND EXPERIENCE

• You should hold a bachelor's degree in Accounting, Finance, or a related discipline.
• You should have 4–6 years of relevant accounting experience, specifically within commercial real estate property management.
• You must have hands-on experience with Yardi Voyager 7 and 8.
• You should have proven experience independently completing year-end CAM reconciliations in Yardi and validating the calculations manually in Excel.
• You should be comfortable interpreting commercial lease CAM provisions and translating them into accurate tenant recovery configurations and billings.
• You should have strong knowledge of general ledger accounting, balance sheet reconciliations, financial reporting, and month-end close activities.
• You should demonstrate advanced Excel skills and the ability to work with detailed financial data and reconciliation schedules.
• Experience with construction and development accounting, CIP tracking, and loan draw packages will be an added advantage.
